Pricing:
We assist owners in correctly pricing their rental properties through recent neighborhood rental comparables this allows for the best selection of tenants. We know the best tenants are looking for the best deals, that is why it is so important to price a property correctly at market price.

Advertising:
“Saturation Marketing” is our goal for your vacant property in all potential appropriate tenant markets. Each tenant has their own way of locating a home to rent or buy, rather by driving around desired neighborhoods, using a real estate professional, or surfing the web, we find the largest majority of our over 500 rental calls per month are from signs and website traffic. With our interactive website that profiles photographs of our available rentals, we update it daily to make sure that all potential tenants are seeing our properties as soon as they are available for rent. We also place all of our available properties in MLXchange making the properties available for over 12,000 real estate agents to show at anytime of the day or night. We also place a professional sign on the property and find this still brings in many calls a month.

Screening Tenants:
We want good tenants as much as you do, it makes our job that much more pleasant. It is our goal to obtain the highest qualified tenants for each property. Please remember that the condition of your property will determine the quality of tenant we can secure. We have defined a preferred tenant profile based on credit, employment and rental or ownership history. Unlike other property management companies we do not out source our tenant screening, we do all tenant screening in house so we are hearing what people have to say ourselves about potential tenants. We do a credit check, a terrorist check and a sex offender check on all of our potential tenants. We verify employment/income to make sure the tenant has sufficient income to pay the rent. Talking with current and past landlords will assure us that tenants will maintain the property. We present each tenant to our owners for their final approval. Full security deposit in certified funds is required to take a property off the market.

Moving The Tenants In:
We have a 6 page lease that is updated continually to stay current with laws and lawsuit trends and give the owner maximum protection at the time of leasing. We do a complete walk through report at move in along with complete photographs to document the condition of the property. Starting off on the right foot is very important to us, at the time of move in the tenant is explained the terms of the lease.

Rent Collections:
Unfortunately for our tenants we do not offer a “grace period” all of our rents are due on the first of each and every month. By collecting the rents on the first of the month this allows us time to process the rents quickly and get the money to our clients as fast as possible.

Tenant Retention:
Our most challenging job as managers is not managing the property but managing the residents. Good tenants are the key element to any successful rental property investment. Keeping tenants happy to insure the longevity of the tenant’s occupancy is critical. Friendly staff, availability and quick response to questions and maintenance request will satisfy a resident more than anything else we can do for them. We ask for our owners cooperation regarding tenant services whenever possible.

Maintenance:
We understand more than anyone a client’s need to be kept abreast of property condition both physically and financially. With our in house maintenance, housekeepers, landscapers and carpet cleaning we can control costs and quality. We always do our best contact our owners about any maintenance needing to be done at their property. Over the years we have assembled an excellent array of honest technicians for every area of repair your property may need. Prompt attention to maintenance items keeps tenants smiling and prevents minor problems from turning into high dollar repairs later.

Inspections:
We feel mid-lease inspections on all of our occupied properties is critical for our clients. We need to be able to see how a tenant is caring for a rental property. During the middle of each lease, each year we will do a complete evaluation of our client’s properties, with a written report and complete photographs. This is a great tool in deciding rather or not to renew a tenant’s lease or not.

Lease Renewals:
Trade Wind Investments is a long term rental management company. We offer leases of one year and no less. We send out lease renewals on every lease 75 days prior to expiration. If a tenant chooses to not renew a lease and stay on a month-to-month tenancy we do increase their rent.

Monthly Statements:
With our state of the art “green” software owners can access their complete account records at anytime convenient for them. Clients can see current and past statements and do not need to wait on us or the mail to receive the information that they need.

Move Out:
When a tenant vacates a property we again do a complete inspection of the property comparing the move in documentation to the move out documentation. We will charge back to the tenant’s security deposit any damages they are responsible for under the lease. In the state of Nevada we have 30 days by law to account for or return a tenant’s deposit so things must move very quickly in determining any damages.
